It is the policy of our company to respond to customer complaints, disputes and issues immediately,

to take each complaint seriously, to investigate each complaint however small it is – immediately and

to take remedial actions swiftly.

As soon as a complaint is received, it is documented and is logged into a special log. The complaint is

sent directly to the Customer Complaint Officer or his designate, in order to take action.

All complaints and records of complaints are kept in a special complaints binder along with all the

Customer Complaint Officer’s Quality Control Files and other written policies so employees can easily

access them and use them to provide better customer service. Reports on complaints are reviewed

during the Customer Complaint Officer’s meetings with our Board. We are focused on providing

financial products and services to all customers in compliance with all Federal and State regulatory

COMMENTS AND CONCLUSIONS

The examination included an analysis of the activities of the licensee to determine whether

1. The requirements of law and regulation are being complied with.

2. The practices and policies of the licensee might adversely impact prospective borrowers.

3. The business is being operated efficiently, fairly and in the public interest

The following includes a summary of the conditions, policies, and practices of the licensee which violate law

and regulation require the immediate attention ofmanagement:

Carrera Mortgage & Associates, LLC (Carrera Mortgage) is a licensed mortgage broker engaged in the origination ·

of residential mortgage loans. Broker compensation is collected either from borrower paid compensation or lender

paid compensation. In addition to Virginia and its home state of Florida, Carrera Mortgage is also licensed in Texas.

This was the first examination of the licensee and was conducted offsite at the Richmond, Virginia office of the

Bureau of Financial Institutions.

During the examination period from May 12, 2015, to April 13, 2016, there were four residential mortgage loans

originated. There were no loans turned down and one loan in process. The closed loans, books, accounts, and

records were reviewed and included the following violations:

a. The licensee’s websites and social media page fail to provide the NMLS Consumer Access website address.

b. The licensee’s social media website does not include the full legal name as set forth on the license.

c. The licensee paid an unlicensed loan officer via IRS Form 1099-MISC
